Does our property insurance cover EV chargers automatically?

Confirm with your carrier what has been added and at what value, and ask specifically whether underground infrastructure is included or only the visible equipment.
Who is liable if a charger damages a customer's car?
It depends on what failed and who operated it, which is why the contract structure matters as much as the policy. If a network operator runs the equipment, the indemnity language in that agreement decides a great deal, and it does not always point the way a property owner assumes. Have your broker and your counsel read the network agreement before you sign it, not after a claim.
Do we need extra liability coverage for EV charging?
That is a question for your broker and the answer is carrier-specific. What makes the conversation productive is arriving with the facts: how many ports, whether the public can use them, who operates them, whether energy is sold, whether any battery storage is involved, and whether the work was permitted and inspected. Put that on one page and ask in writing so the reply is in your file.
Does posting a sign protect us from claims?
It helps and it does not transfer the exposure. How much weight a posted disclaimer carries against a hazard you created and controlled varies enormously by jurisdiction, and in many places it is very little. Ask counsel what is worth posting where your property is. Signage earns its keep by reducing incidents — telling drivers to re-holster, marking the stall, lighting it — rather than by disclaiming them.
Is EV charging a fire risk we should worry about?
The equipment side is controllable with the ordinary measures: listed hardware, a licensed contractor, correct circuit protection, a permit and an inspection, ground-fault protection where required, and maintenance per the manufacturer's instructions. The site questions worth asking your fire code official are about access and location — fire department access to the charging area, and whether charging in an enclosed structure raises anything specific. If the project includes battery storage, that falls under NFPA 855 and is a separate conversation.
